Building control fees
The Building (Local Authority Charges) Regulations 2010 (opens new window)
The Building Control standard charges have been set by this Local Authority, and are the same for both "Full Plans" and Building Notice" Applications. All charges are payable on deposit of submission.
The charges have also been set on the basis that the design and building work is undertaken by a person or company that is competent to carry out the relevant design and building work.Fse
Under Part 2A Regulation 11A(1) of the Building Regulations 2010 (as amended), a client must make suitable arrangements for planning, managing and monitoring a project (including allocation of sufficient and other resources) so as to ensure compliance with all relevant requirements. As per Section 7(2b) of The Building (Local Authority Charges) Regulations 2010, an additional charge may be made for excessive visits over and above those in the published schedule of inspections by type.

Current fees
Where a site visit is required prior to an application being made, a fee of £75 (including VAT) is applicable. Where the project progresses to a formal building control application, this £75 (including VAT) charge will be deducted from your application fee.
References to the floor area relate to the total internal floor area of all storeys.
Where more than one extension is proposed, the floor areas must be added together to determine the charge.

A scheme consisting of more than 10 dwellings, or a new dwelling over 200 m² in floor area - charges will be individually assessed please email buildingcontrol@wiltshire.gov.uk (opens new window) for your quote.
For all other building work, for example removal of load bearing walls, or larger building projects not covered by the other categories, you can use the estimate cost of works to determine the building regulations fee.
"Total estimated cost" means a reasonable estimate that would be charged by a professional builder, but excluding professional (architects or surveyors) fees and VAT. DIY estimates cannot be accepted.
Please enclose a written estimate of the cost of work, otherwise we will not be able to process your application. We may request a more detailed estimate to justify any plan charge submitted.

Fee £130 (VAT not applicable) - application form to be submitted at least six weeks prior to the commencement of demolition work, and include:
- a copy of your Pre-Demolition Asbestos Survey (as required by The Control of Asbestos Regulations 2012)
- a demolition method statement
- a scale block plan indicating the buildings footprint, boundaries, orientation to surrounding roads and properties
Where electrical work is "notifiable" and is undertaken by an electrician who is not a member of a Part P "competent persons scheme" a fee will need to be negotiated on submission of the application. Please contact buildingcontrol@wiltshire.gov.uk (opens new window) or call 0300 456 0113 where you will be asked to provide full details of the proposed works.
A fee of £120 (VAT not applicable) will be payable to reopen an application that has not had a site inspection in the previous five years. In these cases, we may need to retrieve the file to view the previous inspection notes, this process may take some time. Once the completion visit has taken place, the completion certificate will be issued, providing the works satisfy the requirements of the Building Regulations in operation at the time the application was deposited.
These charges have been set on the basis that the building work does not consist of, or include, innovative or high risk construction techniques and/or the duration of the building work from commencement to completion does not exceed 12 months.
The charges have also been set on the basis that the design and building work is undertaken by a person or company that is competent to carry out the relevant design and building work. If they are not, there may be additional charges.
- Completion Certificate - £55 for each copy provided
- Other documentation - £10 for each copy of other documentation required. Where these are copies of plans or calculations from professionals such as Architects, permission will need to be sought from the author of these documents before they can be released. Such documentation can only be requested by the owner and are not available for general release.

Some alterations and extensions to existing buildings, to provide or improve facilities for disabled persons, are exempt from charges. For details and advice please contact us at buildingcontrol@wiltshire.gov.uk (opens new window) or call 0300 456 0113.
A fee of £35 is applicable if you decide not to proceed with your project and you wish to withdraw your application to update the public register. This applies where no visits have taken place and no formal Decision has been issued.
Where a valid Full Plans application has been submitted, the plans have been checked for compliance and a Decision Notice issued, 1/3rd of the fee received for the application will be retained to cover the cost of carrying out this work.

A fee of £298 (including VAT) will be payable per application. This fee is for septic tank or sewage treatment plants serving one domestic property. For commercial installations or schemes serving more than one dwelling please contact building control for a fee quote.
